Mortgage Marketing - How to Earn More Business From Realtors(r)

May 3rd, 2008 by kyliecanfield

By Jeffrey Nelson Is your marketing strategy getting the results you desire? Mailing postcards, handing out flyers, giving out your business card, and referring real estate agents to your website are forms of marketing activity, but does that mean its effective? Being effective first means understanding how marketing to real estate agents works. Otherwise, youre practicing the definition of insanity - Doing the same thing repeatedly, each time expecting a different result. Let me share a powerful illustration of marketing: If the circus is coming to town and you paint a sign saying, Circus is coming to Fairgrounds Sunday, thats Advertising. If you put the sign on the back of an elephant and walk him through town, thats a Promotion. If the elephant walks through the Mayors flowerbed, thats Publicity. If you can get the Mayor to laugh about it, thats Public Relations. And, if you planned the whole thing, thats Marketing!- Author Unknown Crafting a Bulletproof Marketing Plan Do you enjoy rendering service, helping people live the American dream and adding income to an Agent’s bank account? I suppose two out of three isn’t bad, is it? If you’re passionate about helping others, crafting a marketing plan is possible when you learn and understand the key components, which I call the 4 P’s. Planning Planning is the foundation from which you build your marketing. The process helps yield decisions on how you can compete best. By taking the time to properly plan you can avoid many of the common mistakes loan officers make in creating an overall marketing strategy. Creating a marketing plan is a formal process of describing the type of relationships you want to attract, how many you want to attract and how you will attract them. By knowing precisely what you want to achieve, you know what you have to concentrate on to do it. You also know what is merely a distraction. Positioning A position is a place in your prospects mind. You use positioning as a communication tool to reach targeted Agents in an information-overloaded marketplace. By narrowing your focus you can build a position as a specialist or expert in their mind. This increases the chances of your marketing message cutting through the noise. Instead of competing with every loan officer in your town, youve created a niche specialty in which you can become recognized as an expert over time. Positioning is your competitive strategy for getting noticed. One of the most profound statements made on the subject of positioning comes from Louis Carrolls Alice In Wonderland. When Alice asks the Cheshire Cat which path to take, he responds, If you dont care where youre going, it doesnt make a difference which path you take. Give your marketing plan better focus, or else your service will be perceived as coming from a multi-headed creature -speaking from many mouths, saying nothing and going nowhere. Packaging Often, its your materials that Agents come across and gives them their first impression. Perceptions are formed from the quality of your materials that promote your services. Packaging is your opportunity to build a personal brand identity with Agents that theyll trust. Packaging that has been professionally designed conveys that youre established, especially important if youre new in the industry. You can shape an Agent’s perception to increase credibility, give a sense of stability and most importantly - to make your brand more memorable. Promoting Promoting your services is what gives your brand identity visibility and credibility. To attract quality relationships you desire, Agents must become familiar, comfortable and feel that youre trustworthy. If youre invisible, nobody is thinking of you. Promoting is your opportunity to repeat yourself visually. A Grammy winner never won the award from their fans hearing the song one time. They won because their fans heard their song repeatedly. Once youve determined a position within a niche specialty, your goal is to promote it through every medium that reaches your targeted audience. Become an Agent Magnet In its simplest terms, its about knowing which problems that you can solve for Agents and then targeting the Agents who have those problems. The more painstaking the problem you can solve, the better magnetism you have in your marketing. If you chase Agents, theyll always feel they have the upper hand. By incorporating the 4 Ps into your marketing and way of thinking, soon youll have Agents hunting for your services. Will War in the Middle East Eventually Begin the Battle of Armageddon?

May 1st, 2008 by kyliecanfield

By Christine Bettridge Will history eventually disintegrate into a global holocaust of devastating chaos like many religious people say? Is the present situation in the Middle East that religious folks say are pointing at to give their claims weight? They are insisting that these events have been arranged specifically to forecast the day that Christ will rise up and walk the earth again at judgment. What makes this claim different then what they have asserted repeatedly in the passed? It all goes back to what the Bible says about Armageddon. Armageddon is mentioned in the New Testament once, and that is in Revelation 16:16. The phrase ”Armageddon” is often used metaphorically. This is in keeping with fictional stories that focuses on apocalyptic themes of the world ending. However, Revelation 16:16 is covered with allusions concerning the Old Testament. This is because the New Testament is largely rooted in the ideas and descriptions of Hebrew sacred writings. Yet, writers have rewritten, tailored, and combined thought instead of quoting directly from the Old Testament. Why? It was necessary for writers to do this because they wanted to relate to an environment which would enable them to address themselves as they existed at that time. In taking liberally from the Old Testament imagery they were able to place a New Testament, first century relevance, viewpoint on them. Many Asia Minor Christians are familiar with the Old Testament, but those of us who are not some explanations are in order. The word Armageddon comes from the word ”Harmageddon” which means mountain or hill of Megiddo. Megiddo was a hill where many gory conflicts took place. A lot of Jewish scholars and interested persons of Hebrew history may know that the Megiddo and its surrounding area was a well-known field of war where quite a few unsuccessful military battles occurred. On this famous hill, Deborah and Barak defeated the Cannaanites, this is mentioned in Judges 5:19. Then there was Judges 7, where Gideon defeated the Midianites. Although, these battles are seen as accomplishments there are less positive images that center around Megiddo that have imprinted themselves on Israelite consciousness. An example, is in 2 Kings 9:27 where Ahaziah died on Megiddo after being pierced by Jehus arrow, and in 2 Kings 23:29 where tragically good King Josiah was brought down at the hands of Pharaoh Necho. King Josiah death brought on an upsurge of communal grief by his fellow Jews that was recorded in Zechariah 12:11. Megiddo, due to its far reaching past, has occupied a revered place in the minds of true believers. Megiddo holds a place of such importance in the minds of first century Jews and Christians. Consequently, near the end of the first century, ill-treated Christians of Asia Minor and their desire to overcome and endure painful persecutions was shown in the course of the battle being waged between Satan in the form of Imperial Rome and the power of God, the Messiah and the saints. In an earlier period, Christians needed hope of victory over their enemies. During our day and age Christians for the same thing but it won’t be fulfilled in an end time battle of Armageddon but rather a spiritual battle. Encouragement was what Christians needed to remain sound in their faith, even while they were being battered by their fellow human beings. Harmageddon in the book of Revelation added to their assurance as a reminder which symbolized victory. The book of Revelation being the message communicated that God will win. The assurance that they were looking for “must shortly come to pass,” not two thousand years later. Revelation 1:1. Rest assured, there will be no ”Armageddon” because the phrase is simply symbolic, and has no connection to the fantasy of a future world war. Christine Bettridge has loved writing since childhood. Apostles - Legendary Heroes Or Real Men?

April 28th, 2008 by kyliecanfield

By Jerry Richard Boone You remember those hand-picked lieutenants of Jesus — the apostles? Jesus chose them to carry on his mission. And that’s just what they were doing when the Gospels were composed. They were the leaders, preachers, and teachers of the early Christian movement. James, the older brother of John, had already died a martyr’s death in A.D. 44. Legendary Heroes How do you expect these men to be portrayed in the Gospel narratives? If it’s a made-up story, one thing we can be sure of, Jesus and his apostles will be the heroes. Bear in mind that myth-makers don’t waste time on half-way measures; that would just befuddle the story. The heroes, Jesus and associates, should look and act the part of true champions. Sanitized Characters But what if they didn’t make up the story? Let’s just say that the Gospel authors took the real characters and cleaned them up a bit, rounding off the rough edges so that they would appeal to potential converts. You can see how they could justify this: “Jesus, Peter, James, John, and the rest should be presented in the best light possible. That would establish the proper example for Christians to follow.” Now our question is: How would the Gospels read if they “cleaned up” the leading characters? More than likely, we would not find the super heroes of myth, but they wouldn’t appear too scruffy either. Certainly nothing embarrassing would be allowed to stay in the story. Real Men Then there is a third alternative. That is, the Gospel writers took the real story without sanitizing it and presented it as honestly as they could. With that, we would expect to see bits of realism seep through. In a group of twelve or so men, there are bound to be some flaws. If the story is told straight, we are likely to see some of these less than perfect traits. Maybe even Jesus himself was occasionally out of sorts. Do the Gospels match any of the three scenarios? Let’s take a look. Gospels Reveal Flawed Apostles Prone to Violence and Selfishness We find James and John, Jesus calls them the “Sons of Thunder,” wanting to rain fire from heaven down on a particular Samarian village which wouldn’t receive Jesus. Jesus said, “No.” (Luke 9:53-55) Later these same two brothers requested preferential treatment for themselves in the coming Kingdom. (Mark 10:37) That didn’t go over well with the rest of the apostles. Pride Still later, Jesus found his disciples arguing among themselves about which one of them was the greatest. (Mark 9:33-34) Of course, the Gospel writers could have remained silent about these indiscretions. We would have been none the wiser, and the apostles wouldn’t have looked tarnished. But they didn’t do that. Fearful What else do Matthew, Mark, Luke, and John tell us about Jesus’ hand-picked apostles? They are not always the hero type. In fact, we often find them in fear of one thing or another. They feared the storm. So they woke Jesus up and he calmed the sea. (Mark 4:37-39) When they saw Jesus walking on water, they thought he was a ghost and cried out in fear. (John 6:18-20) Remember Peter wanted to walk on water too, but he began to fear the wind and waves, and he started to sink. (Matthew 14:30) Those are disappointments, but the real disappointments were yet to come. We meet them in the Garden of Gethsemane. Jesus’ enemies arrested him there, and the apostles fled in fear. (Matthew 26:47-56) Then Peter denied he knew Jesus three times. (John 18:17-27) Yes, it was all prophesied ahead of time, and yes, they were fulfilling scriptures. Nonetheless, it was a black day for the apostles in more ways than one. And they knew it. Sunday evening we find Jesus’ disciples hiding in a house with doors locked, afraid the Jews might be coming for them next. (John 20:19) It’s not an inspiring picture. But it is realistic. Let’s give credit where credit is due. Matthew, Mark, Luke, and John appear to be telling us exactly what happened; let the chips fall where they may. Lacking in Faith Other flaws surface too. The disciples ran across a demon possessed man who is having a seizure. Jesus says matter-of-factly, they didn’t have enough faith to cast out the demon. (Matthew 17: 9-20) That lack of faith was to resurface later in a shocking way. They had little faith in Jesus himself. Jesus told his disciples time after time he was going to Jerusalem. There he would suffer and die. Then on the third day he would rise from death. He didn’t just give his followers a broad outline of things to come. Jesus filled in the details. He told them exactly what would happen, from his betrayal, to his sentence of death, to his flogging, to his crucifixion, on to his resurrection. (Matthew 16:21) (Matthew 17:23) (Matthew 20:19) (Luke 9:22) (Luke 24:7) Somehow or another, his disciples didn’t catch on. They either couldn’t comprehend, or didn’t believe, or both. Don’t forget now, Jesus was their master, and Peter had already confessed him as the Son of God. So why they didn’t take Jesus at his word strikes us as curious. But the story becomes more curious as it goes along. Jesus did go to Jerusalem. He was betrayed, (Matthew 26:45) tried by the Jews (Mark 14:53-64), condemned (Mark 14:65), and handed over to Roman soldiers who in turn beat him, abused him, and crucified him. (Mark 15:16-24) Can you imagine one of the apostles keeping a list of Jesus’ prophesies and checking them off one by one as they happened? On Sunday morning after the crucifixion, the list would look like this: [x] Going to Jerusalem (Yes, we did that. Check that one off.) [x] Son of Man betrayed to chief priest and teachers of law (Yes that happened) [x] They will condemn him to death. (That’s what they did.) [x] They will turn him over to the gentiles. (Yeah, they did that too.) [x] [x] [x] The gentiles will mock, flog, and crucify Jesus. (Yes, yes, yes, they did all three.) [ ] On the third day, Jesus will rise to life. (Hey, that’s today! That’s next on the agenda. Jesus was right about all those other things, maybe he’ll come through on this one too.) Clearly, none of the twelve, now eleven, apostles were list keepers because no one seemed to reach this conclusion. Obviously, they didn’t take Jesus at his word either. They weren’t expecting his arrival. They had given up; they were alone, afraid, and defeated. Luke tells us that Mary Magdalene, Joanna, Mary the mother of James and others with them came to the house that same morning and told the apostles. “Jesus has risen.” They still didn’t believe. As Luke puts it, the women’s “words seemed to be nonsense.” (Luke 24:10-11) Later two disciples came to the house saying they had seen and talked with the resurrected Jesus. (Luke 24:33-35) The apostles didn’t believe them either. Finally, Jesus himself appeared and rebuked them for their lack of faith. (Mark 16:14) Thomas wasn’t with them, however. Evidently, Thomas didn’t believe Jesus when he said he would rise on the third day. He didn’t believe the women who reported it happened. He didn’t believe the two disciples when they said it happened. And we see he did not take the word of his fellow apostles who told him they saw Jesus. (John 20:24-25) How’s that for a determined skeptic? And these were Jesus’ own hand-picked disciples! Lacking in Understanding Often we discover Jesus’ disciples just didn’t understand what Jesus was talking about. They didn’t understand the parable of the sower (Mark 4:10); they didn’t understand Jesus’ power in the feeding of the five thousand (Mark 6:35-44); they didn’t understand Jesus’ warning about the “yeast” of the Pharisees. (Matthew 16:6-11) And Peter didn’t understand Jesus’ statement: “What goes out of a man makes him unclean, not what goes into him.” (Matthew 15:10-20) Likewise, Peter didn’t understand why Jesus was washing the disciples’ feet. (John 13:6-10) And again, it is Peter who strongly objected to Jesus’ announcement of his own death. He didn’t understand God’s plan. (Matthew 16:21-23) The apostles seem like normal men, bumbling their way along. They were not exceptionally intelligent, nor exceptionally courageous, nor exceptionally trusting. In fact, they weren’t exceptionally anything. Jesus’ three favorites: Peter, James, and John couldn’t even stay awake and keep watch with him an hour or so in Gethsemane. (Mark 14:32-41) Those who read the Gospels discover a very authentic group of men surrounding Jesus. They are shown with all their spots and blemishes. No cover ups. No embellishments. These are real men doing real things. Get Secured, Get Secured Debt Consolidation Loan

April 26th, 2008 by kyliecanfield

By [http://ezinearticles.com/?expert=Maria_Smith]Maria Smith Very often situation compels you to take different loans for different purposes. As long as you are able to repay the loaned amount in time it is ok. But the real problem occurs when you fail to repay it. Subsequently, you fall under the grasp of debts and bankruptcy. The need to repay the amount of loan in time, with their rate of interest gives you nothing but the sleepless nights and trouble some days. Considering this, lending organizations are now giving a chance to borrower to repay their loaned amount through a loan which is easy, convenient and accessible to all persons. It is all about secured debt consolidation loan, perfect choice for all people sinking in large number of debts. Before analyzing secured debt consolidation loan, lets see what is meant by debt consolidation. Debt consolidation is the way through which a borrower consolidates all unpaid debts into one single manageable loan. Suppose a borrower has taken four different loans from four different lenders. Now by consolidating all his loans into one, he will get an opportunity to pay only on single loan to a single creditor, instead of various loans to various creditors. Now, secured debt consolidation loan can be accessed just by placing collateral against the loaned amount. It could be any asset of borrower i.e. a home, car, jewellery or something related to these. This asset actually works as a security on behalf of the borrower. As mentioned earlier, this loan is simple, easily accessible and convenient. It is because of the fact that here, a borrower gets the flexibility of applying a large sum of money and repaying the loaned amount in a wider time frame. Generally, these kinds of loans are offered within a range of 5,000 to 75,000, which is repayable within 5-25 years. As these loans are offered against collateral, therefore, lenders often charge lower rate of interest, which is again another greatest advantage of secured loan. But it is not free of faults. If the borrower fails to repay the loaned amount in time, he can even lose his valuable property. But it is not going to happen, if the borrower has full confidence over him and his repayment ability. You can access these loans from different lending institutions, banks and financial organizations. But if you are looking for something better than these, then online method is the right pick for you. Here, you can access datas rapidly, work on informations swiftly and apply for loan aptly. Maria Smith has not been writing articles from the beginning. But the increase in perplexing loans information has urged her to write on different loans types. So she writes in a way that is logical, comprehensive and understandably meant to cater to the need of general public who is left breathless while searching for loans. Discover the Only Way You Can Get a Loan Today Without a Credit Check

April 22nd, 2008 by kyliecanfield

By [http://ezinearticles.com/?expert=Vernita_Sherman]Vernita Sherman Are you short on cash and need money today? Are you looking for a way to receive some extra cash without the hassle of leaving your home and finding someone who will give you a loan? Would you like to get some extra cash without worrying about your credit being checked? If the answer is yes to any of these questions, then the answer to your problem is getting a cash advance loan. Cash Advance loans, also known as Payday Loans, are the quickest, easiest and most convenient hassle free way of getting money into your bank account right away. Payday loans/cash advances are small short term loans made by finance companies, check cashers, and banks that are designed to give you enough money to hold you over until your next payday. Cash advance providers will give you a loan of up to $1000. By getting a cash advance you will have no problem paying off unexpected expenses. As you sit there and read every word of this article you probably are thinking back to the times throughout your life where you needed money for an emergency or to pay a bill, but your payday was a week or so away. You would say to yourself, Why couldnt this situation have happened next week when I get paid? Your credit cards were maxed out; you had already borrowed money from your friends and family for other things, so the only other option you had was to get a loan. The thing is you didnt need a big time personal loan; you just needed a few hundred dollars to last you until your next payday. Getting a cash advance/payday loan is the only way to get through these types of situations without any frustration; and the best thing about this type of loan is that these lenders give you money without even running a credit history check. Heres how cash advance/payday loans work: Usually, a borrower fills out an online application and faxes over banking information (a personal check and a bank statement), proof of income documents (paycheck stub), and some form of identification to the lender. Once the lender approves a borrowers application (usually within an hour) the lender will electronically deposit the amount borrowed into the borrowers checking account (The money usually posts the next day with most banks). On the borrowers due date, the amount borrowed plus the finance charge is automatically withdrawn from the borrowers checking account. Most lenders will save your information on file so when you apply for a new loan, you will not have to fax over any documents (There are many lenders now that do not even require you to fax over documents anymore). If you are not able to pay the lender back on the due date, most lenders will allow you the opportunity to renew your loan. What makes online cash advance providers better than the ones up the street from you? The problem with the lenders around the corner is the inconvenience of driving to the loan office to get the check, waiting for them to finish processing someone elses loan, then driving to your bank to deposit the check. You also need to have something of value as your collateral before they will give you a loan. Cash advance providers online are faster, more convenient, have lower fees, and your job is your collateral. This article was written by Vernita Sherman of QVM Cash Directory. Criminal Defense Lawyers California - Guide To Find The Right Attorney

April 21st, 2008 by kyliecanfield

By Kevin Mitzner Building your criminal defense team is very important when you are implicated in any crime related problem in California. Aside from looking to clear your name, you should busy yourself with finding people who can best put you in a position to make this clear to the court. While this may seem daunting, the fact is that you do not need to be a legal expert to be able to make an informed decision regarding your criminal defense team. Here are a few tips to help you find the right representation for your criminal defense in California courts of law. In law, just because an attorney is good does not mean he or she is the best one to tackle your case. In most cases, the best way to make your representation count is to find the attorney whose skills and expertise most closely resemble your needs. In your search for good attorneys to represent you, you will need to keep in mind the roles, responsibilities, and functions of a good attorney. If you have this in mind, you will have a better vision of what to expect from your legal assistance. This is a good first step in your legal battle. 1. They Represent You - Good criminal attorneys - in California, or in any other state - represent their clients at trials. They also take your stead at bail hearings and at preliminary hearings. They will also prepare your statement for any legal needs. Lawyers are like doctors. Each lawyer has his or her own specialization. Now for each case, there will be a different lawyer suited to handling your case. If your case involves homicide, then you will want to choose a lawyer who specializes in the nuances of homicide cases. You will need their skill to make your statement clear, concise, unambiguous and acceptable in a court of law. This is why attorneys should be your closest companion whenever you take the stand or are being questioned in court. They are also in a better position to make your position clear on the court floor. This makes your legal troubles less of a problem. 2. They Listen to You - This is probably one of the most underrated functions of important traits that every good attorney should possess. Without great listening, there can be no great representing. As mentioned earlier, the duty of the attorney is to represent you in court. If your attorney seems aloof, then that is a bad sign that the attorney might not be working for your best interests. Your attorney needs to listen to every detail and every tittle of your side of the story to be able to drive your testimony home. If your criminal defense attorney lacks this skill then it could be a sign that you should look for better attorneys around the block. Good ears could mean a good attorney - maybe not, but it is a good start. 3. They do Their Homework - Good lawyers become good because the work hard behind the scenes. Some cases boil down to who does their homework best. The better the research and paperwork a staff does, then the greater the probability one wins the case. Good Attorneys always do background work, both to bolster your case and to look for possible precedents. Lawyers should work both spokesman and investigator. Only with these skills can a lawyer truly represent anyone in a court of law. California defense attorneys know that ins and outs of the law for the local state. They are truly in the best position to help any defendant with legal duties. 7 Suggestions for Choosing a College When the College Chooses You

April 19th, 2008 by kyliecanfield

By J.K. Dennis How do I choose a college that is right for me? This is the question that Im asked at least once a week. And frankly, it isnt easy trying to explain to students (and their parents) one very basic fact of the college admissions process: You dont choose the college. The college chooses you. Here is a very simple way you can look at this complicated process. You and a crowd of high school graduates are standing on one side of a big field. Each one of you desperately wants to go to a good college. On the other side of the field are all the colleges and universities that exist in the country. After assessing your qualifications (merit), you send applications to all of the schools that you wish to attend. The admissions officer at those schools sends you a letter of acceptance or rejection. Out of your acceptances, you pick one college and walk across that field and through the doors of that particular institution. For different reasons, different students will go to different colleges and some will not go at all. Did you make the choice or did someone make it for you? Usually, the college makes the choice for you. You get to choose from those schools that actually choose you. For the most part, the people who work in college admissions are gatekeepers. They can accept or reject your application at will. If necessary, they can come up with some pretty convincing evidence to support their decisions: high or low entrance exam scores, excellent or poor grades, outstanding or terrible writing samples, or an abundance or lack of extracurricular activities. Based on such criteria, it seems as if everybody in that big open field is getting a fair shot based on merit. But this only disguises some of the built in advantages that go to you if you are a student who has the right background. The reality is that most students just dont have the right background. Supposedly, the good news about higher education is that it is egalitarian. Regardless of your background, there is a college on the other side of that field that fits you–all the way from the community college with its open door admissions policy to the elite university with its not-so-open door admissions policy. It seems as if that great tracking system you thought you escaped in high school tracks you right into college and your place in society. So are you going to choose or be chosen? With very few exceptions, most of you will be chosen. It hurts me to say that because it suggests that there is something terribly twisted about our entire educational system. Maybe, it is. Maybe, it isnt. Until the verdict comes in, heres what I suggest you do: Suggestion #1 Know that the college admissions process is a game mostly decided by people who must make assumptions about you, your abilities, and your potential. Suggestion #2 Know that most colleges cannot afford to be overly selective or theyd go out of business. Suggestion #3 Know that your determination and your ideas can lead you to success, in spite of your background. Suggestion #4 Know that going to an elite college doesnt necessarily mean you will get a good education and a high-status career. Suggestion #5 Know that going to a community college doesnt necessarily mean you will get a bad education and a dead-end job. Suggestion #6 Know that you are always much more than where you go to college and the amount of tuition you are able to pay. Suggestion #7 Not only should you know thisyou have to believe it. J.K. Virtual Reality Sites — the Newest Craze in Online Dating

April 16th, 2008 by kyliecanfield

By Claire Brent What it is and What it Helps When it comes to dating online, there are a host of challenges and unique opportunities for you and your online crush to take advantage of. If the bulk of your relationship will begin online, then it may take some originality in order to ensure that your dates stay fresh and exciting. Of course, its always nice to get to know your date in as many different ways as possible. Once of the major challenges of online dating is that it is largely an intellectual and emotionally charged form of dating. When you date someone online, you have the opportunity to learn about him or her in many different ways, but each of those ways involves using language and images to express your feelings and opinions. How to Evolve a Financial Success System

April 14th, 2008 by kyliecanfield

By Roy Thomsitt More often than not, people associate success with money and wealth. While that is a lopsided view of success, it is true that success often brings with it financial rewards; it is also true that many people who aspire to success are thinking of the financial rewards that will follow when they succeed. But what if your idea of success is purely financial? In that case, it could be that you are looking for a financial success system that will help you achieve your financial objective. In two other articles I discussed the use of project management techniques in achieving personal success. In that case, we looked at “Project Success” and how we could plan for it. Why not apply more business techniques, this time to money, and develop a financial success system or plan? In most respects, your personal finances are no different to a business’s finances. The underlying principles are the same. As a former professional management accountant, I can assure you that the way a company’s or organisation’s finances are, or should be, run is fundamentally similar to the way your own finances should be run. Every company will have systems in place that are designed to further the success of the company, as well as protect its assets from misappropriation. In effect, they put in a financial success system that should enable them to run the business profitably and by so doing build assets. The main elements of a company’s financial system can quite easily be recognised as good practice in your own personal financial system. The statutory requirements are quite different, but from a financial management point of view there are some helpful similarities an individual can learn from. If you apply some of the following business finance fundamentals to your own approach to personal finance, then over time you will develop a finance success system that will grow your wealth for the rest of your life. 1. Budgeting Setting and managing budgets is a routine part of any business; they are a key tool in financial control. A home budget is vitally important too. Get into the habit of setting and monitoring your personal budget of income and expenditure, and you will have the foundation of a financial success plan. 2. Investment Appraisal Whenever a company decides to spend money on a large capital item or new product, for example, it may carry out an investment appraisal. You will not have such large spending decisions to make, but the important thing is to consciously assess the expenditure. Will it build your financial success or hinder it? For example, if you are buying a car, which will depreciate, there is a high risk it will diminish your personal assets significantly and set back your finance success plan. When it is time to indulge, be sure it is the right time. 3. Building Assets A company builds assets by consistently being profitable, investing wisely, and developing the business at a sensible and sustainable pace. Being profitable is earning more revenue than you spend in expenditure. The same is true of you as an individual; always ensure you earn more each month than you spend. The balance (savings) goes into your spare assets, which can build over time, especially with sound investment. 4. Balance Sheet Creating a balance sheet in a large business can be quite complex. A simplified version may help you keep an eye on your own asset status. Preparing a rough balance sheet once a year, showing your assets on one side and liabilities on the other, will give you an idea of your personal worth, in financial terms. By comparing year on year, you can ensure you are making progress. If you use a home budget software program, it may have a balance sheet facility to help you. 5. Regular Financial Reporting Companies have a legal obligation to produce accounts each financial year. Your legal requirements are for your personal tax purposes only. However, a business does not rely just on annual accounts, and nor should you. It is likely they will have management accounts on at least a monthly basis, to allow management to keep track of the way business is progressing. You should also follow that example, and keep a close watch on your budget each month, and react accordingly. 6. Cash Flow Forecasting Even a profitable company can have problems keeping going if it does not manage its cash flow properly. In fact, it is a common reason for companies to cease trading. As part of your budgeting, ensure you incorporate cash flow forecasting, that way you can allow for peaks and troughs in income and expenditure without hitting problems with paying bills on time. Missing payments can prove expensive to your overall wealth, so is best avoided at all times. 7. Investment and Treasury If all goes according to plan, you will have surplus cash. A company will have a treasurer for that, but in your case that treasurer is you. Take that role seriously, and over time you will be a financial success. If you have a partner, it makes sense to involve them in this, and other parts of your plan for financial security. Investment is a fascinating subject, so if you can learn about it, you will be well placed to do better than an average investor. Investment is about balancing risk and return, and if you can master that without taking silly risks, you should do well financially. On top of those purely financial aspects, there are other key areas to a business that will affect finances that you could learn from: 1. Marketing. Keep an eye on the market place for the type of success you are seeking and your areas of expertise. Try to anticipate how that market may develop and prepare yourself ahead of everyone else. You are worth more if you are ahead of the game, whatever field you may be. For example, when I was 20 I decided it was a good idea, long term, to learn as much about computing and finance as possible, as eventually they would be key in every organisation. That was before pc’s existed, and it proved a sensible decision, even though my main aim was to be a writer. 2. Education and Training of Key Personnel As an individual, the more you educate yourself about many aspects of life, both personal and commercial, the better placed you are to become wealthy. Never become complacent about your own knowledge; over time it will decline in importance, so you need to refresh it constantly. Train yourself, educate yourself, continuous. Those are just a few ideas of how you may use business finance practices to build your own financial success over the long term. Follow those, and you should not go far wrong, and prepare yourself for a rebound should anything ever go wrong, such as redundancy or divorce, which can scupper even the best of financial plans. Careers In Finance

April 11th, 2008 by kyliecanfield

By Kadence Buchanan The finance industry is concerned with how individuals and institutions handle their financial resources — how they raise their money, where they allocate it and how they use it — and assesses the risks involved in these activities as well as recommends ways to manage these risks. There are a number of exciting and rewarding jobs in the field of finance. What follows are just a few examples. The commercial banking sector employs more people than any other facet of the financial services industry. Banks offer individuals the opportunity to interact with a broad spectrum of people and the chance to develop a clientele. People in banking usually start out as tellers and shift to other bank services such as leasing, credit card banking, trade credit and international finance. As the name indicates, a career in corporate finance means you will work in a corporation and are mainly concerned with sourcing money for the company — money that will be used to develop the business, make acquisitions and ensure the company’s future. In a corporation, you are likely to start as a financial officer. As a financial planner, you may also work for a corporation but will mainly be concerned with only one aspect of finances — planning for the future. You have to have a firm grasp of investments, estate planning as well as taxes. Or you may serve as a consultant who provides financial planning for individuals, e.g., planning their retirement needs or how they can put their kids through college. With annual revenues surpassing the trillion-dollar mark, the insurance industry looms as one of the most attractive areas for a career in finance. In 2005, there were an estimated 2.5 million people in the US who were employed in the insurance field, which is mainly considered with the business of managing risk and anticipating problem areas. Possible jobs in insurance include working as an underwriter, sales representative, customer service rep, asset manager or an actuary. A career in investment banking means you will be concerned with issuing securing and helping investors buy, manage or trade financial assets. As a bonus, you get the chance to work on Wall Street in a leading investment banks such as Merrill Lynch, Salomon Smith Barney, Morgan Stanley Dean Witter and Goldman Sachs.
